TheLandlordGrade.com exists because most product review sites are written by people who have never owned a rental property, managed a tenant turnover, or stood in a house they’re about to flip trying to decide what flooring won’t get destroyed in two years.
We write for real estate investors — landlords, house flippers, and BRRRR investors — who evaluate every purchase through one lens: return on investment.

What we cover
Every product on this site is evaluated based on three questions:
Does it survive tenants? Durability across lease cycles, resistance to damage, and real replacement timelines — not manufacturer claims.
Does it move the needle on ROI? Whether that’s increasing ARV on a flip, justifying higher rent, or reducing turnover costs between tenants.
Would a contractor actually use it? Products that look good on paper but create headaches on job sites don’t make our recommendations.
We cover flooring, HVAC, smart home devices, property management software, security systems, financing tools, and every other product category that shows up on a real estate investor’s shopping list.

Our approach
We don’t recommend products based on commission rates. We research specifications, compare investor use cases, and build out the ROI math that most review sites skip entirely.
